All the information you need about our landlord fees...

When letting out your property you will need to work out how much it will cost you to do so; the landlord fees. Costs vary depending on the level of service you want from a letting agent and the amount of additional support you may require in making sure your property is legally compliant to rent out.

Our lettings experts are able to sit down and talk you through all of the landlord fees that may apply to you, as the chances are that many of the listed charges will not apply. We have provided an explanation of the fees that are chargeable below. These fees are mostly taken from the rent recieved and we provide financial statements for your records.​ All fees are inclusive of VAT (where applicable).

Tenant Find Only Fee
9% (7.5% + VAT) of 12 months rental income

12% (10% + VAT) of the monthly rent PLUS
£300 (£250 + VAT) Tenancy Setup Fee

Tenant Find, Rent Collection and Full Management Fee:
15% (12.5% + VAT) of the monthly rent PLUS

Portfolio Management Fees:
Depending on the size on the portfolio, we may be able to offer different fee rates compared to the above for landlords with portfolios of 3+ properties.

Tenant Renewal Fees:

The arrangement and renewal of a fixed term tenancy agreement. This includes are re-negotiation of the rental value.

Energy Performance Certificate:

The arrangement, completion and production of the legally-required certificate. 10 year validity.

Gas Safety Certificate:

The arrangement, completion and production of the legally-required annual safety certificate.

Portable Appliance Test Certificate:

The arrangement, completion and production of the safety certificate. 12 month validity.

Deposit Registration Fee:

The collection, processing and registration of the tenant's security deposit as per legal obligations. Production of certificate of registration and serving of prescribed information.

Smoke & Carbon Monoxide Compliance Certificate:

The arrangement, completion (including gas testing) and production of the safety certificate.

Legionella Risk Assessment:

The arrangement, completion and production of the safety certificate.

Inventory, Check In & Check Out Fees:

The fee payable to arrange the for the production of a professional inventory, check in and check-outs. The fee is dependent on the size of the property.

Legal Expenses and Rent Guarantee insurances:
The arrangement of rental guarantee and legal protection insurance. Price of £210.00 is for a 12 month, nil-excess policy.
